At Pearl Estates it is our declared policy to restrict charges to fair and reasonable amounts for both prospective Tenants & Landlords.
Our combined fee for referencing, administration & contract preparation is therefore just £100 per applicant, non-refundable once the reference forms have been submitted to the checking agency. A single £200 stake-holding deposit is required to reserve the property which is returnable if the application fails referencing or refused. However, it is not refundable if applicants withdraw. When the tenancy proceeds, the £200 forms part of the first month's rent.
Our Landlords normally require one month's rent in advance plus six weeks' rent as a deposit. The latter is protected by the Landlord in the "MY DEPOSIT" scheme or similar Government approved scheme.
If an inventory is required, this is carried out independently and a charge (c.£100 on average) is made to the tenant on commencement of the agreement.
THERE ARE NO OTHER HIDDEN CHARGES
Our fees for Landlords are 5% for "Let Only", 7.5% for "Let & Rent Collection" and 10% for "Full Management".
